Keller William Realty Perks and Benefits               
                                 

1. Training.  At that time I didn’t know much about all the perks that Keller Williams had to offer. The only reason I went with Keller Williams was because of Training. 

Training, Training, and More Training. Training and education are the KEY components to launching your new real estate career or growing your current real estate business. I did my due diligence when it comes to training and education I can honestly tell you that no other real estate company will train you as much as Keller Williams! Keller Williams is a TRAINING company that just happens to be in the real estate business (that’s how KW describes itself most of the time). Each office is different but most of them have several training classes each week. That’s amazing and unique.

2. Brand! At KW, YOU are the BRAND, not KW.

This might not mean much to you now, but it will eventually. In simple terms, you are allowed to have your own website and just put Keller Williams logo on it instead of having just a page on another brokerage website. There is more freedom with signs, cards, emails, and general marketing. This is one of the biggest perks that most agents realize only a few years into the business (new agents don’t understand, care or appreciate that. I was one of them).

Most other companies do not give you that much freedom. 

3. Keller Williams Realty Agent Split. Since each office is privately owned and operated it’s different everywhere.  My particular example is 18K for the office and 3K for KW corporate. Many KW offices around me have 21K+3K. I am sure some have more and some have less.  To me, this is the best split ever as once you cap (pay 21K) you are free to have a 100% split. I enjoyed many years having 100% split for 7-9 months. Very few companies have these caps in place. You also pay like this: 30% of your paycheck to the company and 6% to the corporate. I am sure this varies and I have seen people negotiate these numbers. For me, I didn’t really care that much because it doesn’t make a difference if i cap a month sooner or later.  There is also a matter of a small office fee that varies by location (often $50-$80 per month).  So look at it like this: If you don’t sell anything, you won’t pay anything (except the office fee), and you can enjoy unlimited training and knowledge that Keller Williams has to offer.  

Is this the lowest realtor split? No, you can find many places that have more attractive numbers. You just have to figure out what makes sense. Insert 100K income into any brokerage formula and you will see who has the best numbers. Also, take into considerations those small mom and pop shops that offer a flat fee of let’s say $300 per closing.  To me, it was not acceptable as they offer almost nothing in return (no brand name, no Showingtime or Sentrilock software or E-Signatures program, etc. – things that will cost you a lot when ordering as a solo agent). Brand name and training is super important in the beginning.  Keller Williams has the fastest growing brand in real estate and I will gladly pay little extra to be part of it, even if I don’t use their training as much these days.  

4.  Team building environment, Software, Profit Share, Mentoring Programs etc. There are many more perks KW has to offer.

Questions about Illinois real estate license ?

 

I will be happy to answer all your questions. Please keep in mind that I only know what to expect in Illinois, and also it has been a while since I got mine.  

There is a reason why 80-90% of people leave this industry in the first year or two. Think about it, that’s a HUGE number, but those that succeed make a good living.  Be one of those few.

 

From my experience,  a few things to keep in mind:

 

  1. 90% of everything that you will learn in the class is useless information and you will never use it.
  2. The class exam is very easy compared to the state exam. Most classes won’t prepare you correctly for the state test and much less for the real business.
  3. The State exam is not easy. Additional exam books are highly recommended. 
  4. Theory is all you will learn in that class. No marketing, lead generation, or how to talk to people.
  5.  They also won’t tell you that showings homes, writing contracts, and everything that you see on TV is only 10% of real estate.
  6. 90% of your job will be lead generation from a desk and many rejections. Not as easy as you might think.
  7. You will also be a contractor instead of an employee, so no matter what brokerage you end up, nobody will care that much about you. You will be on your own. You will only learn as much as you ask. Most companies provide ZERO training. Luckily, there are companies like KW that have classes several times a week on various subjects. That’s why I joined Keller Williams. 
  8.  You can actually buy an official sample test of the real exam. I did that, got scared, and bought more books.  See the link for the official exam sample for Illinois real estate test. Link here.
